Long before condos began to rise, the rumors of an up and coming Gay Community in Asbury Park was spreading around the country. And spread it did. Many of the old Victorian homes that were chopped into multi-units were purchased and returned back to single family homes. Several new gay owned businesses moved in. The Asbury Park Gay Pride festival was formed. A new website was started GayAsburyPark.com hosting local events and supporting change in government and community. Not just for the Gay Community, but for a better city. The Empress Hotel was purchased and transformed first into a high energy club, Club Paradise, with an emphasis on Gay clients, but where anyone can go and dance up a storm on the weekends. The hotel was then transformed back to it's former glory and reopened with 101 rooms on the Ocean. Over the past several years, many homes and businesses have restored, opened and the crowds come. Come to drive around again, to the beach and to the businesses. Asbury Park is gay-friendly. The community is represented in many public positions - school board, council, public services and more. The first gay marriage / civil union in NJ was performed here.
Over the past several years, a host of great new restaurants, lounges and bars have opened on the boardwalk: Tim McCloones Supper club, which features live entertainment, The Salt Water Cafe, Langosta Lounge, Stella Marina and the very hip Watermark Lounge.
Popular with numerous Asbury Park residents and visitors is the monthly First Saturday event. On the first Saturday of every month, Asbury Park's downtown art galleries, home design studios, restaurants, antique shops, and clothing boutiques remain open throughout the evening, serving hors d’œuvres and offering entertainment, to showcase the city's residential and commercial resurgence.
Asbury Park is considered a mecca for musicians, particularly for a subgenre of rock and roll known as the Jersey Shore sound, which is infused with R&B. It is home to The Stone Pony, founded in 1974, and a starting point for many performers. The Asbury Lanes, the Saint and the Wonder Bar are smaller venues, but both continue the tradition of offering original, live music to the jersey shore.
COLTS NECK

Colts Neck township has a very strong Farmland Preservation Committee, which to date has preserved nearly 1,000 acres of land. This also is one way in which the town has been able to prevent large scale development. The township has very strict zoning regulations, and because there is no public water or sewage service, all homes must be built on not less than an acre.Originally a farming community, Colts Neck has long been known for its large number of equestrian farms. From the 1950's into the 1970's many of Colts Neck's heavily wooded areas were developed with large colonial and ranch-style houses on acre sized lots. Following in the 1980s and continuing into the 2000s much of the town's farm land has been replaced with large houses, mansions and sprawling estates, although a large number of equestrian farms remain. During this time period increasing home prices in Northern New Jersey and New York City resulted in large numbers of people moving to Central New Jersey causing real estate prices in Colts Neck, and surrounding towns to rise very considerably over the course of the two decades. Today Colts Neck real estate prices remain high despite the economic downturn, the current average listing price of a house is $1,455,838 and home prices are up 1.1% since last year. While home prices have remained strong, the number of actual home sales is down 32% from last year.
